    The early morning sun breaks through the trees sending long shadows and rays of soft light past the creek onto the rear lawn and into the window of the house.  Occasional bird chirps being all that break the quiet. Enjoying a morning mocha on the rear deck I felt it important to try and express the quiet of the home.

  • Priest Lake Huckleberry Festival and Open House

    Priest Lake Huckleberry FestivalThis Saturday, July 15 2017, the Priest Lake Huckleberry Festival will be held at Priest Lake Golf Course.  The event is comprised of vendors for arts and crafts, commercial vendors, food, along with music.  Sponsored by PLSAR ( Priest Lake Search and Rescue ), a relatively new organization having only formed 2001.   With 91 missions since inception PLSAR’s needs continue to grow in order to best help the community of Priest Lake, along with surrounding counties when requested.  A fun way to help much needed, and worth while organization.

  • Boundary Abstract Company – Title Insurance

    Congratulations and best in continued success to Boundary Abstract Company.  They have for the most part finished their move to new location in Bonners Ferry Idaho.  Having been located on Kootenai Street in Downtown Bonners Ferry, they are now located on South Hill in Bonners Ferry on Highway 95.

    Sharlene Delaney has worked at Boundary Abstract Company since 1981 and purchased it from Tim Wilson in 2011.  Impressive staying power which speaks highly of, not only Sharlene, but the people working with and around her.  Boundary Abstract Company has long since been an important team member for closings in the Bonners Ferry area, and with this move I am looking forward to many more years of working with everyone there.

    Boundary Abstract CompanyWhile not all the finishing touches are complete, this seems, in my opinion, a fantastic move for multiple reasons.  Much more exposure with Highway 95 frontage.  Easier access for anyone going there.  Off street parking at the building.  A fresh clean move can rekindle some sparks that may have been fading.  I personally look forward to hearing about, and seeing, the growth this move will make for Sharlene and company.

  • What is my Sandpoint City Idaho 83864 Home Worth? January 2017 Market Report

    Sandpoint Idaho 83864 sits on the northern most shores of Pend Oreille Lake (pronounced – Ponderay).  The Long Bridge entering Sandpoint from Sagle Idaho is considered the official line of where Lake Pend Oreille turns to Pend Oreille River.  2016 Consensus estimates Sandpoint City population at approximately 7,700 of the total 83864 population of 18,450.  With the dramatic diversity in 83864 topography and home styles I prefer giving two separate Sandpoint 83864 Market Reports in an effort to make comparisons a bit more in line without quite so much difference in land and home features.  Sandpoint City & Out of Town.     What do the above figures tell us?  Dec ’16 median prices dropped 6.75% compared to Dec ’15 while Jan ’17 showed an increase over Jan 16 of 41%.  While a nice increase from a year ago still a substantial decrease from previous month.  I think what is important to look at here is the number of transactions.  They are showing very consistent with January drop in sales due to Holidays and winter months.  In real estate results do not show themselves until 45 to 60 days later.  Another words the ‘2’ transactions for December for ’15 and ’16 indicative of slowdown beginning Thanksgiving.  February 1st showed a healthy Median active price of $290,000 with 37 active homes.  As we Sandpoint City Home Salesmove out of holiday and winter months we will have a more telling look for sales in Sandpoint City for the year 2017.   My opinion is consistent transaction numbers, compared to last year,  with a small increase in Median ‘Sold’ price.
