    Congratulations to New Sandpoint Realty Agent Monique Couture.  Starting with Sandpoint Realty July 1, 2022 Monique successfully closed her 1st transaction this August of 2022.  There is nothing quite like your first time at anything we do.  Along with that Monique has another ‘1st’ in progress.  A transaction in escrow completely of her own efforts.  Cold calling and prospecting brought Clark Fork home and acreage in as another listing and accepted offer.  Way to hit the ground running Monique.

    Another special Sandpoint Realty ‘Friday Flag’ this week.  I am often pleasantly surprised to see ‘Ole Glory’ flying more for the benefit of the home owner, rather than the general public who might be driving by.  This was one of those times.

    While checking on my Rising Hawk Vacant Land Listing in Sandpoint I noticed this flag.  I was surprised because I had driven this route dozens of times.  Set back and to itself sits this wonderful flag on a weathered barn.  The horse trailer and worn corrals only added to the ambiance of the scene.  My only regret was in not being able to get the horse, that was off to the side, in the photo.

    Is Sandpoint Idaho still a sellers Market?  Without a 2nd thought the answer is a resounding YES !  Resourced by NAR, Core Logic, and Fannie Mae the chart shows clearly a National Average as ‘Sellers Market’.

    As with many areas through out the Nation, Sandpoint Idaho is a Niche of its own.  Inventory actually lower than the National average.  Year to year $$ appreciation is higher than the already state average of $55,000.

    The nearby surrounding areas of Sagle, Priest River, Naples, Bonners Ferry, Clark Fork, Hope Idaho all are separate Niches of their own, with most having Niches within those.  It would be impossible to generalize all North Idaho into a single bracket, even a city has different facets.

    Consider the fact that any of the above cities may sitting next to a lake, have a river, multiple creeks, mountainous terrain, pastures, ski resort, airport or Spokane International Airport approximately 2 hours distant from any of them.  

    While the housing market may be leveling a bit in North Idaho I try to bring a little clarity to it with this:  The difference between 300 degree water and 240 degree water is quite substantial.  Yet both are boiling.  Trying to describe the difference in boiling temperatures becomes very difficult.
