Christmas Fudge – Family Tradition Continues in North Idaho

    Christmas Fudge

The Holiday Season is always so special to me.  It does not matter one’s religion or beliefs.  The season leading up to Christmas is filled with warmth and giving.  Part of the spirit seen is all the baking.  Handed out in good cheer and enjoyed by all.  Mom’s Christmas Fudge tradition continues long after her passing.

Many years before I was old enough to remember, Mom was given a recipe for some very special fudge.  She made it but once a year, Christmas time.  She felt if it was made more often than that it would no longer be special.  I begged her for the recipe through the years and never was it relinquished for this very same reason.

Long ago Mom became ill with cancer.  She gave me a beautifully written Christmas Card.  With the card came the very special gift of her Christmas Fudge recipe.  Also asking me to make it but once a year as had been her tradition.

Since then, Mom’s Christmas Fudge tradition continues on through me.  This will be the 63rd year with me having missed but one, and, of course, Mom never having missed any.  With the Holiday Season a time to spread cheer I always find it warming to be able reflect on Mom, and years past, while making her special Christmas Fudge.

I always chuckle when I give out a plate of fudge.  I receive a thank you, and an odd look, especially when realizing I personally made it.  Much doubt as to its taste worthiness. lol  It never fails though, the very next year the same skeptics are asking if I am making fudge again.  With the short ‘Christmas Wish’ video below you can see the answer to that question is ‘YES’.

North Idaho Real Estate Winter Sales

As December nears, I am hearing more and more rumblings about winter not being a good time for buying, or selling, homes in North Idaho.  I have argued against that statement for many years.  I believe just the opposite.  North Idaho Real Estate Winter Sales can be a fantastic opportunity for sellers and buyers alike.

One of the main comments made is “I don’t want to move in the snow”.  End of November and to date only had a couple of dusting’s of snow.  And those did not hold, but for maybe a day on the valley floors.

We are seeing more and more articles professing the advantages of buying or selling homes in the winter.  One such article just published from Shawn Van Gordon of AB mortgage.  A trusted lending partner to my Real Estate Team.  Click here to read article.

While every scenario is a bit different I believe the benefits of listing or buying during the winter far out weigh the negatives.  For additional information or specifics to certain areas please do contact me.  And do remember North Idaho Real Estate Winter Sales may be just right for your plans.

  • Communication ! Too Often Overlooked

    Communication ! Too Often Overlooked

Thx Mark. Keeping me updated is exactly why I switched to you….much appreciated.  These words were written to me shortly after listing a Sandpoint Log Home.  This simple statement meant more than the seller could possibly know.  When I started Real Estate, lack of communication was stated as the #1 complaint of public towards Realtors.  Today it remains in the same position.  Communication is not something that just happens.  Like any skill set it takes work and practice.

With communication being important I also understand why my clients are hiring me.  They want a professional to guide them in either buying or selling their home.  With that said I was very pleased to communicate, to the owner of the Sandpoint Log Home, that we had an accepted offer.  This came in soon after the seller sent me the above thank you.  CONGRATULATIONS Perry A. on the accepted offer!

I am not so foolish to think that communication alone brought the offer.  I do however strongly believe its importance is mostly overlooked.  As we move forward I will continue communicating the details, of this transaction, and what should be expected.  It would be foolish to think that even the most mundane details, to me thru repeated actions, should also be a detail my client is familiar, and comfortable with.

  • North Idaho and Sandpoint ‘Ice Dams’

Sandpoint ‘Ice dams’ are not specific to Sandpoint Idaho and surrounding North Idaho areas. Any cold weather states susceptible. The weather this season thus far has proven to be excellent for the forming of ‘ice damns’. While the name may sound cool, the damage that can be done to a home is not.

Ice Dams are those formations of ice at the edge of roofs.  Yes those wonderful ice cycles we all enjoy looking at are tell tale signs of ice dams and possible damage, many times serious, secretly happening without our knowledge until too late.

For excellent information on ice damns and possible damage and tips for removal I suggest going to http://www.icedamcompany.com/about-ice-dams/ based out of Minnesota.  The diagram below, from the Ice Damn Company is excellent in showing exactly what is happening behind the ice we see.

So next time you are enjoying one of those Sandpoint ‘Ice Dams’,  realize the damage that may be lurking behind the beauty of a simple ice cycle !

  • Your Savings and Down Payment

Your First Step Toward Buying a Home

When preparing to buy a home, the first thing many homebuyers do is look at the real estate ads in newspapers, magazines and listings on the Internet. Some potential buyers read how-to articles like this one. The next thing you should do – before you call on an ad, before you talk to a REALTOR®, before you shop for interest rates – is look at your savings.

    Why?

Because determining how much money you have available for down payment and closing costs affects almost every aspect of buying a home – including how you write your purchase offer, the loan programs you qualify for, and shopping for interest rates.

    Mortgage Programs

If you only have enough available for a minimum down payment, your choices of loan program will be limited to only a few types of mortgages. If someone is giving you a gift for all or part of the down payment, your options are also limited. If you have enough for the down payment, but need the lender or seller to cover all or part of your closing costs, this further limits your options. If you borrow all or a portion of the down payment from your 401K or retirement plan, different loan programs have different rules on how you qualify.

Of course, if you have enough for a large down payment, then you have lots of choices.

Your loan choices include such varied programs as conventional fixed rate loans, adjustable rate mortgages, buydowns, VA, FHA, graduated payment mortgages and all the varieties of each.

    Shopping for Rates

A very important reason you need to have at least some idea of your down payment is for shopping for interest rates. Some loan programs charge a slightly higher interest rate for minimal down payments. Plus, the interest rates for different loan programs are not the same. For example, conventional, VA, and FHA all offer fixed rate loans. However, the rates vary from one program to another.

If you shop lenders by phone, the loan officer will be able to tell you which programs fit and quote your rates accordingly. However, if you are shopping on the Internet, you have to develop some idea of your loan program on your own.

    Writing Your Offer

Another reason you need to have a clue about your down payment is because it affects how you write your offer to purchase a home. Not only are you required to put your down payment information in the offer, but also different loan programs have different rules that also affect how you write your offer. This is especially important when dealing with FHA and VA loans.

If you are asking the seller to pay all or part of your closing costs, you have to be certain your loan program allows what you are asking. For smaller down payments, lenders allow the seller to pay less closing costs than for larger down payments. Some loan programs will allow a seller to pay certain types of costs, but not others.

Finally, your down payment also affects your ability to qualify for a loan. When you make a small down payment, lenders are fairly strict about having you conform to their underwriting guidelines. For larger down payments, they will tend to make allowances or exceptions to the rules.

    Conclusion

As you can see, the down payment affects every choice you make when you buy a home. Although you should look at ads, familiarize yourself with neighborhoods, learn about prices, and read as much as you can – when you get ready to take action – the first thing you should do is figure out how much money you have available for the purchase.
