  • Cocolalla Lake Waterfront Property-SOLD – Congratulations Monique Sept 22, 2022

Cocolalla Lake Waterfront Property-SOLD – Congratulations Monique Sept 22, 2022

Congratulations to New Sandpoint Realty Agent Monique Couture.  Starting with Sandpoint Realty July 1, 2022 Monique successfully closed her 1st transaction this August of 2022.  There is nothing quite like your first time at anything we do.  Along with that Monique has another ‘1st’ in progress.  A transaction in escrow completely of her own efforts.  Cold calling and prospecting brought Clark Fork home and acreage in as another listing and accepted offer.  Way to hit the ground running Monique.

Cocolalla Water Front property on Melony Lane was a wonderful opportunity that someone wasted no time in making an offer.  Private lake access as well as Sportsman Access with boat launch.

Privacy found with this Clark Fork Idaho home and acreage currently pending and is scheduled to close Early next week has a 3 bedroom 2 bath 1,782 Square Foot home on 4.8 acres.  15 gpm well and large 30 X 30 shop with lean to’s.

Congratulations to both sellers and thank you for your trust in using Monique Couture / Sandpoint Realty.

Spring Cleaning for Bonners Ferry Idaho

I have long been impressed with the small town of Bonners Ferry Idaho and the work they do to keep the  rural small town clean, attractive, and inviting to both locals and visitors alike.

Sandpoint Realty Bonners Ferry Spring Cleaning

Many are not aware of the hard work that goes on early mornings and late nights to make this happen.  Even small towns in North Idaho seem much larger when looking at keeping it clean.  Thank you Bonners Ferry Idaho for your focus and hard work!

  • What North Idaho Can Expect in Spring Housing Market

What North Idaho Can Expect in Spring Housing Market

    Sandpoint Realty Spring Housing
As the spring North Idaho housing market kicks off, you likely want to know what you can expect this season when it comes to buying or selling a house. While there are multiple factors causing some uncertainty, including the conflict overseas, rising inflation, and the first rate increase from the Federal Reserve in over three years — the housing market seems to be relatively immune.  Northern Idaho is showing itself to be above the national average in Equity Gains year over year which translates to excellent market conditions for both Sandpoint Idaho area homes sellers and buyers. Sandpoint to Bonners Ferry – Millennium Falcon Light Speed

Weather in North Idaho is easing up no doubt.  But that does not mean you don’t keep your wits about you.  Some winter essentials in the car always a must.  Couple bottles of water, jacket, gloves, basic tools.  Be aware of your surroundings.

Sandpoint Realty - Highway 95 Snowing

Driving North last night from Sandpoint Realty Office I felt as though I was on the ‘Millennum Falcon’ entering into lightspeed.  Only problem was I never hit lightspeed only that look and feel a second before going into lightspeed.

  • National Buyer Chart (NAR) Showing Idaho as Stable – I Disagree

National Buyer Chart (NAR) Showing Idaho as Stable – I Disagree

I have recently had to often answer the question of ‘is the North Idaho Housing Market slowing down?’.  The question obviously coming from concerns of where the market is, and where it may go.  The chart below is from NAR – National Association of Realtors.

Sandpoint Realty - National Buyer Demand March

While stable is not a bad place to be I sincerely do not think we will be there during the 2022 months ahead.  North Idaho is still in a very strong sellers market.  Seldom do you see a listing without multiple offers.  So even if there were 1/2 dozen offers on a home maybe 6 months ago and 3 offers today, I do not believe it turns it to a stable market.

Keep in mind an equal buyer / seller market is roughly 90 days on market average.  We are not even half of that figure.  Keep in mind also some sellers are pricing themselves completely out of the market looking only to see what they may get.  Those listings at face value will askew the figures at a nonchalant glance.

Also seen on the same post is the seller chart.  It is also showing stable per NAR.  Our numbers in North Idaho do not come close to indicating a stable market, or a market that is becoming equal buyer/seller.  We are very much still in a Strong Seller Market.

Sandpoint Realty recent listing (courtesy Rain Silverhawk) is an excellent example of location-location-location.

Sandpoint Realty Sweetgrass Sandpoint Idaho Listing

Just at the upper portion of the aerial you can see the home at the outskirts of Sandpoint Idaho & Ponderay Idaho city limits.  Marked are some nearby well known locations.  Also within the same radius, and not marked, are several restaurants, hotels, medical, grocery, Post Office, multi screen theater, and of course a fast food haven along Hwy 95.

Also of note should be that Schweitzer Ski Resort Village is but 9 miles from their base Park & Ride, if one chooses to drive rather than take the shuttle.  Access to Highway 95 (highway 2 leg to Bonners Ferry) and Highway 200 (to Clark Fork and Hope Idaho) very simple and accessible.

As seen in the short YouTube video above the home alone, on this very sought after and secluded street, is reason enough to set up a time to view, if not at least ask for additional information.  Add the benefits of these city comforts, shown on the aerial, all being less than 2 miles away, and this a must see home in Sandpoint Idaho.
