    Sandpoint Realty ‘Wednesday Word’ YouTube video quickly touches on the importance of Pre-Approval, from lenders, for a buyers home purchase

    In the video I also express the importance, as a seller, in making a pre-approval one of their priorities prior to selling their home.  

    Whether a buyer or seller pre-approval remains at the top of the Real Estate priority list even with us having moved out of the frenzied shark feeding multiple offer market.

    ~’Business Insider’ explains: “In a preapproval [sic], the lender tells you which types of loans you may be eligible to take out, how much you may be approved to borrow, and what your rate could be.”

    ~Recent ‘Forbes’ article states: “From the seller’s perspective, a preapproval [sic] letter from a reputable local lender often can make the difference between accepting and rejecting an offer.”

    ( SIC Letter ) Client Agreement means the agreement between the Company and the Client, which together with the Terms of Business and Disclosure are defined as “Operative Agreements” and govern the terms on which the Company deals with the Client.

    Sandpoint Realty 4th quarter Market Report 2022, Bonners Ferry Idaho 83805, shows us much the same trend as Sandpoint Idaho 83864 4th Quarter Market Report.  We are in a very volatile market at the present time so do be cognizant that if you are considering buying or selling at the present time follow up on this information as you move forward to be sure you have the most up to date data.  

    To insure a consistent baseline to compare figures to I have made basic search criteria of 1 bedroom 1 bath minimum for Single Family resident search in Selkirk MLS.  Figures used are ‘Median’ figures.

    Prices for 4th quarter have declined, out of town, from 2020.  When we look at ‘Days on Market’ graph below we might better grasp why ‘in town’ sales remained steady in 2022 when compared to 2021 rather than declining.  What is clearly shown is a phenomenal increase in equity from 2019 to 2022, out of town, equity growth, even with the 2022 correction of market.  The substantial jump from 2019 to 2020 most likely due to the beginning of covid and ‘City Population’ wanted out, and to have as much space between them and neighbors as possible.  Boundary County / Bonners Ferry had many options to offer.

    The ‘In City/Town’ prices show a 50% increase from 2020, holding in 2022 even thru the 2022 correction/adjustment.  These prices are not showing signs of a crash.  Not in any sense of the word.  A much needed adjustment to the out of control inflation is what we clearly see here.

    As seen with Sandpoint Idaho 83864 You Tube 2022 Market Report ‘in city’ home sales declined, thus creating a supply and demand issue that helped over ride the fear factor of record mortgage interest rate increases.  Days on Market decreased slightly from 2020 and 2021 falling between ’18 & ’19 which were both considered very healthy markets.

    Number of homes sold showed an increase thru 2021 from 2018 &19 as would be expected.  With the 2022 decline in number of homes sold, homes sold still out number 2018 and 19.  Another indication of a still strong market.  With the increased interest rates fewer buyers available, yet we have not turned completely to a buyers market.  I want to emphasize that national, and local, numbers are not indicating a ‘crashing’ market.

    Above figures are considered accurate and dependable, obtained from Selkirk MLS, but are not guaranteed.  To maintain a consistent base line with which to compare figures and results a very basic search is used:  What ever city/area/zip code and minimum of 1 bedrm 1 bath required for Single Family homes.

    What Is My Sandpoint Idaho 83864 Home Worth? December 2022

    Below are graphs and information for Sandpoint Idaho 83864 4th Quarter 2022 Housing Market Reports.  So you can dive right into the figures I have put follow up information at the end of this post.  It should bring to light a better understanding of how to view the charts and information.

    For both Sandpoint Idaho 83864 ‘In City’ and ‘Out of City’ the same trend is seen.  Even with the correction from the frenzied buying of 2021 the ‘Median’ prices remain very much above 2020 prices, and especially above the 2019 prices.  Out of town prices consistently show higher because of different criterion.  Larger acreage, set up for animals, newer homes, views, privacy, etc.  

    In both categories a minimum 20% equity increase is shown from 4th quarter 2020 to 4th quarter 2022, even with the much needed market correction.

    Above shows number of Sandpoint Idaho 83864 ‘out of town’ homes sold and Days on Market.  Again the graph clearly shows the adjusting market of 2022, while declining from 2021, is falling back in line with pre-pandemic.  2019 should be noted as a very strong year and 2022 figures are in line with that year.  Number of homes sold down due to lack of inventory not a complete lack of buyers, although increased interest rates have decreased the ability of many to purchase.

    Sandpoint Idaho 83864 ‘In Town’ number sold and days on market display 2 separate items of interest.  Days on market have climbed while number of sold homes has declined steadily since 2018.  Normally this type of decrease would be indicative of market depreciating. 

    Quite the contrary by looking again at the ‘in city’ median price graph we can see year to year prices have increased.  Sandpoint Idaho In City prices are even showing an increase from 2021 prices.  This clearly demonstrates the distinct influence ‘supply and demand’ has over outside factors.  

    Do be cognizant of the fact we are in an extremely volatile market, with outside issues coming to play.  Attitudes and pricing must be looked at weekly.  Many different factors also come into play for the different Sandpoint Idaho Real Estate Niches, even within the 83864 zip code.  For an up to date Home Value Report Specific to your home and location contact me.   

    Monthly Market Reports are helpful.  I feel they better reflect the overall trend of current market conditions and their direction.  The graphs below are for both Sandpoint Idaho ‘In City’ and ‘Outside City’.  For a base line, and consistency, single family 1 bedroom 1 bath minimum are the only search parameters used.  Schweitzer Ski Resort homes, although in the 83864 zip cod, were not used in that is a completely different market. All figures shown are ‘Median’ (half above and half below shown figure).

    While the figures do an excellent job of depicting trends it must be kept in mind that even within Sandpoint City there are distinct geographical differences.  Lake Front, River Front, Near Downtown, Near shopping and stores etc.  The same exists with Sandpoint Idaho ‘Out of Town’.  Mountainous regions, River Frontage, Lake Frontage, Large acreage, access.

    Also be aware that Coeur D’Alene MLS does overlap into the Selkirk MLS.  This information is a result of Selkirk MLS search results only.

    Another special Sandpoint Realty ‘Friday Flag’ this week.  I am often pleasantly surprised to see ‘Ole Glory’ flying more for the benefit of the home owner, rather than the general public who might be driving by.  This was one of those times.

    While checking on my Rising Hawk Vacant Land Listing in Sandpoint I noticed this flag.  I was surprised because I had driven this route dozens of times.  Set back and to itself sits this wonderful flag on a weathered barn.  The horse trailer and worn corrals only added to the ambiance of the scene.  My only regret was in not being able to get the horse, that was off to the side, in the photo.

    Is Sandpoint Idaho still a sellers Market?  Without a 2nd thought the answer is a resounding YES !  Resourced by NAR, Core Logic, and Fannie Mae the chart shows clearly a National Average as ‘Sellers Market’.

    As with many areas through out the Nation, Sandpoint Idaho is a Niche of its own.  Inventory actually lower than the National average.  Year to year $$ appreciation is higher than the already state average of $55,000.

    The nearby surrounding areas of Sagle, Priest River, Naples, Bonners Ferry, Clark Fork, Hope Idaho all are separate Niches of their own, with most having Niches within those.  It would be impossible to generalize all North Idaho into a single bracket, even a city has different facets.

    Consider the fact that any of the above cities may sitting next to a lake, have a river, multiple creeks, mountainous terrain, pastures, ski resort, airport or Spokane International Airport approximately 2 hours distant from any of them.  

    While the housing market may be leveling a bit in North Idaho I try to bring a little clarity to it with this:  The difference between 300 degree water and 240 degree water is quite substantial.  Yet both are boiling.  Trying to describe the difference in boiling temperatures becomes very difficult.
