As the spring North Idaho housing market kicks off, you likely want to know what you can expect this season when it comes to buying or selling a house. While there are multiple factors causing some uncertainty, including the conflict overseas, rising inflation, and the first rate increase from the Federal Reserve in over three years — the housing market seems to be relatively immune. Northern Idaho is showing itself to be above the national average in Equity Gains year over year which translates to excellent market conditions for both Sandpoint Idaho area homes sellers and buyers. Weather in North Idaho is easing up no doubt. But that does not mean you don’t keep your wits about you. Some winter essentials in the car always a must. Couple bottles of water, jacket, gloves, basic tools. Be aware of your surroundings.
Driving North last night from Sandpoint Realty Office I felt as though I was on the ‘Millennum Falcon’ entering into lightspeed. Only problem was I never hit lightspeed only that look and feel a second before going into lightspeed.

‘Friday Flag’ this week will give us one last look at the harsh winter behind us. I do enjoy the contrast of Ole Glory against the shades of the turbulent clouds.
One of my favorite spots to enjoy the flag so you have have seen it in a few different photo’s although may not recognize it because the look can change so much with the seasons.

Chafe 150 Gran Fondo is one of the events coming back this year, to Sandpoint Idaho, with a full venue. A favorite for locals and participants as well, this event is not one that you would at the last moment decide to give a try. A fully sponsored bicycle ride with the furthest distance being part of the Event Name ‘Chafe 150 Gran Fondo’.
4 other rides available along with the 150 miles. A newer addition of the 100 mile or Century, 80 – 40 – and 25 miles. All rides start and finish at City Beach Sandpoint Idaho, with the 80 and 100 mile rides getting a bus ride to Troy Montana, from City Beach, to officially begin their designated rides.
‘Gran Fondo’ means Great Party and Chafe 150 definitely holds up to the calling. Check in the day before on the grass at City Beach Sandpoint, in and outside of Trinity’s Restaurant. Fully supported ride with early morning breakfast before ride, staffed break stops along all rides, mechanics and safety vehicles watching over riders, and of course the real party starts when you finish the ride, no matter the distance.
I have recently had to often answer the question of ‘is the North Idaho Housing Market slowing down?’. The question obviously coming from concerns of where the market is, and where it may go. The chart below is from NAR – National Association of Realtors.
While stable is not a bad place to be I sincerely do not think we will be there during the 2022 months ahead. North Idaho is still in a very strong sellers market. Seldom do you see a listing without multiple offers. So even if there were 1/2 dozen offers on a home maybe 6 months ago and 3 offers today, I do not believe it turns it to a stable market.
Keep in mind an equal buyer / seller market is roughly 90 days on market average. We are not even half of that figure. Keep in mind also some sellers are pricing themselves completely out of the market looking only to see what they may get. Those listings at face value will askew the figures at a nonchalant glance.
Also seen on the same post is the seller chart. It is also showing stable per NAR. Our numbers in North Idaho do not come close to indicating a stable market, or a market that is becoming equal buyer/seller. We are very much still in a Strong Seller Market.
Sandpoint Realty ‘Wednesday Word’ Episode 3 shows the possibility of a hidden problem. It in fact is hiding under one of the things we enjoy looking at during the Northern Idaho winter months.
Ice Dams form at the edges of rooflines where the warmer temps from the house, and the freezing temperatures from outside meet. Icicles form. We enjoy looking at the beauty of the icicles glimmering and shining and are not aware of what is happening hidden behind all that beauty.
Simply put water is backing up behind those ice dams and being forced the opposite direction it is meant to flow. Crawling under composite roofing, metal roofing, seams. From there it can work it’s way to many different places, none of which are meant to see water.

North Idaho is definitely a ‘four season’ area. New comers purchasing Northern Idaho Homes are not always properly prepared for the harsh winters that can be found up here. Having the correct tool / equipment for any job is no less important than having a full time Professional Realtor guide and counsel you with your Real Estate needs.
Ice Scrappers are a must for the winter months. And while a must it seems, in my opinion, that one needs fight with the ice scrapper to get a full reach across the windshield, or torque it and your body if any amount of snow has fallen. Done this for years with all different kinds of Ice Scrappers.
By accident I found this one in Home Depot the other day. This has a great extension that reaches AT LEAST half way across even the tallest of vehicles. Adjustable head for pulling snow, rather than fighting it sideways. And a triangular shape for better reinforcement.
As a leg up to those new to the North Idaho area, make sure you have an ice scrapper. While I have nothing to do with this make or brand I would suggest watching the short video to check it out.
