    While inventories remain low the charts show ‘Active’ listings pretty stable through the 1st quarter.  February shows a reaction to the harsh weather for the most part.  Both Sandpoint and Sagle had 33% jumps from February Active Listings to March Active Listings.  This only bringing them back to January numbers.

    Days on Market for all the shown areas has dropped dramatically for end of 1st quarter figures.  Many sellers have waited for spring / summer months.  This surprisingly has not changed the ‘active’ count status very much from January numbers.  April figures will need be looked at to determine if sellers have waited and priced too high and if inventory will increase or hold at its record low inventories.  Either direction will affect pricing.

    What this report and Active Listing Price Report (Click Here) mean to you as a buyer or seller.  Home Inventories remain extremely low while showing signs of leveling off.  Buyers, expect prices to continue to climb.  Sellers, now is a good time to get on the market and take advantage of lack of competition.

    Do keep in mind this report and others show general trends, not specific information for niche areas.  Buyers and Sellers, alike, are best served by asking for information directly relating to home style and geographic area.

    I have communicated before the diversity to be found both in housing and land characteristics, in North Idaho.  To give a standard baseline, to review with consistency, I put some basic parameters in with which all searches are based on:  $0 to $750,000.00, minimum 1 bedroom 1 bath, single family home.  Figures are always Median to a search, and not the average.  This particular North Idaho Market Report is comparing ‘Active’ listings over the course of the 1st quarter 2019.

    The first items that jump off the page are two drastic jumps in opposite directions.  Sandpoint’s listing price jumped approximately an incredible 33% to $486,250 from February and Priest River’s listed price dropped a little less than 20% from February listed price.  Both are huge jumps.

    Overall the market shows itself as holding within roughly 10% of January pricing, either to the upside or downside.  Sandpoint out of town and Priest River being the exceptions by a large #.  As we head into spring we will see better if the harsh February weather contributed a little or a lot to these figures.

    In town pricing for both Bonners Ferry and Sandpoint maintained a steady plateau.  The obvious being the drastic difference in pricing between Bonners Ferry in town, and Sandpoint City.

    I believe Naples is not an accurate representation simply because of lack of sales.  2 in March.  Median or Average could be thrown off with only one listing being askew.  See Post “North Idaho Market Report – Number of Listing and Days on Market” for a more complete overall look on number of listings and Days on Market.

    While these reports can give an overall trend there are niches specific and to themselves.  If you are interested in selling or buying you best serve yourself by asking for information more specific in nature.  these figures are based on Selkirk MLS search results.  While deemed reliable they are not guaranteed.

    To give a better base line for all Market Reports I have made a minimum number of guidelines.  Single Family with $750,000 maximum price.  1 bedroom and 1 bath minimum.  I have excluded Sandpoint City, which has a market report to itself, and also excluded Schweitzer Resort.  Sandpoint December 2018 Market Report is based on Selkirk MLS information and deemed reliable although not guaranteed.

    Sandpoint 2018 ‘sold’ home prices peaked early in the 4th quarter only to drop again to the December 2017 level.

    Sandpoint December 2018 ‘Days on Market’ showed a drastic increase over October and November 2018 with even a 20% increase over December 2017.

    Number of homes sold in Sandpoint decreased steadily over the 4th quarter and even dropped roughly 40% from December 2017.

    What does all this mean?

    We are sitting on a very fragile market at the moment.  Days on market would indicate it should be a buyers market.  Number of homes sold lean towards a buyers market as well.  The spike in prices then a drop begs another month or two for direction.  What is clear we are in a leveling off period as is the whole nation.

    A decrease in inventory, active listings, showed itself month to month from as far back as September.  This can be due to winter months in North Idaho.  I don’t believe that to be the deciding factor.  Coming out of winter, non existent as it has been, and what the Feds do with interest rates will be deciding factors in which way the market moves.

    Fragile or not, this is a very strong market right now.  Buyers are active and looking seriously.  Homes are selling at an increased value.  Economy in our area is showing itself well with new housing and overall robust shoppers.

  • ‘Wednesday Wisdom’ Keeping Widescreen Format for Instagram

     

    ‘Wednesday Wisdom’ will be a new feature.  Both posts and Video’s will be used to help inform.  While today’s topic may seem a bit out of the Real Estate realm it does have its place for both the agent and I believe general public.  So welcome to the 1st edition of ‘Wednesday Wisdom’.

    Instagram has as its default template, for photos and videos, square or portrait screens.  This can be frustrating if a widescreen video you are loading has much of what you intended to be seen, being cut off.  I must admit that I spent much time trying to figure all this out and hoping it saves you some time.

     

    Along with the widescreen you will want to add a custom thumbnail to your video to prevent it from showing as only a black screen on your Instagram Homepage.  This page is available immediately after setting your video for widescreen on your Instagram phone application.

    As with previous market reports I try to give some parameters to give guides lines and consistency.  83864 zip code includes an incredibly large diversification in homes, styles and land.  Sandpoint City Market Report includes in town Single Family homes with minimum of 1 bedroom and 1 bath.  With a maximum price of $750,000.00.  These parameters searched in Selkirk MLS.

    Sandpoint is very much staying in line with the stated National trend of leveling off or even declining in some areas.  Sales remain strong in all of Bonner and Boundary Counties although showing a steady decline in activity since August 2018.  Sandpoint City’s figures bounce around a bit yet confirm that trend at least through December.

    December home sales in Sandpoint City totaled 12.  A small decline from October’s 14 and November’13.  Days on Market jumped around from 105 in October, 62 in November, and December settled in the middle at 84.

    Actual Median Home sold prices for December varied a great deal from listing price.  Median Sold price was at $259,893 compared to the median listing price of $341,000.  This huge difference seems to be common through out all the 7 different areas I do reports for.

    While prices declined steadily from October, December 2018 showed an overall increase in median price of 11% from December of 2017.  Inventory available also decreased from 44 in October, 31 November, to 22 in December 2018.

I believe sales will remain strong.  The market, while seemingly leveling off a bit, still remains very much a sellers market.  As long as our inventories remain low, the prices will sustain at current levels.  Sellers need be cognizant of rising interest rates and not price too high.  Buyers need be prepared to act “now” when they find the home they want.

    One stat I find interesting and will watch as we move out of winter months is the Selkirk MLS ‘Pending’ category. With no restrictions to vacant land, residential, or commercial.  Any sale pending.  In late August Pending’s were showing in the low 400’s.  September at 392, November 292 and December at 233.  A very good needle for overall activity.

    The Holiday Season is always so special to me.  It does not matter one’s religion or beliefs.  The season leading up to Christmas is filled with warmth and giving.  Part of the spirit seen is all the baking.  Handed out in good cheer and enjoyed by all.  Mom’s Christmas Fudge tradition continues long after her passing.

    Many years before I was old enough to remember, Mom was given a recipe for some very special fudge.  She made it but once a year, Christmas time.  She felt if it was made more often than that it would no longer be special.  I begged her for the recipe through the years and never was it relinquished for this very same reason.

    Long ago Mom became ill with cancer.  She gave me a beautifully written Christmas Card.  With the card came the very special gift of her Christmas Fudge recipe.  Also asking me to make it but once a year as had been her tradition.

    Since then, Mom’s Christmas Fudge tradition continues on through me.  This will be the 63rd year with me having missed but one, and, of course, Mom never having missed any.  With the Holiday Season a time to spread cheer I always find it warming to be able reflect on Mom, and years past, while making her special Christmas Fudge.

    I always chuckle when I give out a plate of fudge.  I receive a thank you, and an odd look, especially when realizing I personally made it.  Much doubt as to its taste worthiness. lol  It never fails though, the very next year the same skeptics are asking if I am making fudge again.  With the short ‘Christmas Wish’ video below you can see the answer to that question is ‘YES’.

    As December nears, I am hearing more and more rumblings about winter not being a good time for buying, or selling, homes in North Idaho.  I have argued against that statement for many years.  I believe just the opposite.  North Idaho Real Estate Winter Sales can be a fantastic opportunity for sellers and buyers alike.

    One of the main comments made is “I don’t want to move in the snow”.  End of November and to date only had a couple of dusting’s of snow.  And those did not hold, but for maybe a day on the valley floors.

  • Communication ! Too Often Overlooked

    Communication ! Too Often Overlooked

     

    Thx Mark. Keeping me updated is exactly why I switched to you….much appreciated.  These words were written to me shortly after listing a Sandpoint Log Home.  This simple statement meant more than the seller could possibly know.  When I started Real Estate, lack of communication was stated as the #1 complaint of public towards Realtors.  Today it remains in the same position.  Communication is not something that just happens.  Like any skill set it takes work and practice.

    With communication being important I also understand why my clients are hiring me.  They want a professional to guide them in either buying or selling their home.  With that said I was very pleased to communicate, to the owner of the Sandpoint Log Home, that we had an accepted offer.  This came in soon after the seller sent me the above thank you.  CONGRATULATIONS Perry A. on the accepted offer!

    I am not so foolish to think that communication alone brought the offer.  I do however strongly believe its importance is mostly overlooked.  As we move forward I will continue communicating the details, of this transaction, and what should be expected.  It would be foolish to think that even the most mundane details, to me thru repeated actions, should also be a detail my client is familiar, and comfortable with.
